Rishabh Kapoor and Monica Chadha, Director and Principal Designers of Design Deconstruct are seasoned professionals renowned for crafting opulent living spaces for their clients. They have embarked on their most personal and captivating project to date: designing their own lavish dream home. 

Seamlessly blending the allure of plush design with the convenience and innovation of smart technology every corner of their home is a testament to their vision of opulence, where sumptuous fabrics, exquisite materials, and artistic details coexist harmoniously with cutting-edge automation and intelligent systems. “It’s a fusion where timeless elegance meets the future, where comfort is elevated by the touch of a button, and where our passion for design and technology intertwine to redefine modern living,” says Rishabh Kapoor, Director and Principal Designer of Design Deconstruct.

This luxurious farmhouse located in Delhi’s Chattarpur Farms is spread over an area 2,150 sq. meters built-up area spread over five levels with six bedrooms, six bathrooms and five powder rooms for a family of four. The home boasts flamboyant design elements such as a floating crystal art piece, ceiling-hung paintings, and floor-to-ceiling chandeliers, creating a larger-than-life ambiance and seamless smart technology. 

Design Highlight

Bold architectural features like expansive double-height decks with balconies and a towering double-height ceiling on the second floor give the house its extravagant character. Designed by Monica Chadha, Director and Principal Designer of Design Deconstruct, the space balances opulence with practicality, emphasizing clean aesthetics and ease of maintenance.

The layout caters to both formal and informal guest entertaining while ensuring clear separation between public and private areas for privacy and efficient housekeeping. The upper ground level features a serene Buddha statue, a chic urban-industrial lounge, a study, and a pantry.

On the first floor, the formal drawing room boasts distinct seating clusters and striking artwork. The adjacent dining room stands out with a remarkable crystal art piece suspended from the ceiling over a unique onyx dining table. The space is adorned with exquisite furniture and stunning chandeliers, adding an exclusive touch.

The residential quarters span the second and third floors, housing spacious master bedrooms with walk-in wardrobes and en suite bathrooms. A double-height family lounge and a beautifully done-up puja room highlight the second floor. The third floor holds additional bedrooms, maintaining a connection with the second-floor lounge.

The lower ground floor is a hub of recreation and entertainment, featuring an indoor swimming pool, a versatile party hall, a well-equipped gym, and a 10-seater home theater with automated recliners.

Custom-made furniture by Design Deconstruct lends a unique touch to each space, while statuario marble staircases with rose gold railings exude elegance. This carefully crafted design allows for a distinctive and appealing atmosphere throughout the farmhouse.

Smart Automation Products Integrated

The designer duo trusted the job to Technexy Home Automation to seamlessly integrate technology into their plush home. In the living and dining area, the designers have seamlessly integrated advanced smart lighting control systems, featuring renowned brands like CONTROL4 and ABB. These systems provided effortless adjustments to the ambiance and mood at the mere touch of a button. Complementing this, motorized curtains and blinds were incorporated for a harmonious blend of natural light and privacy control.

Elevating the home theatre experience, cutting-edge automation technology took the spotlight. The theatre boasted automated recliners, paired with top-tier sound systems, creating an unparalleled cinematic immersion. Bedrooms were not left untouched by the wave of smart home automation. This enabled personalized management of lighting, temperature, and entertainment devices, using brands like Yale Lock, Hikvision, and Peplink for networking.

Envisioning a centralized approach, the team implemented an overarching home automation system that streamlined various facets of the farmhouse. From HVAC controls to security and surveillance, the entire spectrum was unified under a singular system. This breakthrough allowed remote access via smartphones or tablets, adding convenience and peace of mind.

Residential Interiors have undergone a drastic transformation in order to enable a fast phase of work and flexibility. What is the role of smart automation systems in your projects? 

Over the years there is a marked shift in the way smart home automation is perceived.  Clients are now demanding Smart Automation as that allows the user to enhance their experience by using smart home systems, especially lighting, and curtains to name a few. Smart automation systems create a luxurious experience for users as it lets them conveniently manage devices from any corner of the house. Plus, the other added advantage is that these systems offer eco-friendly solutions in the form of lighting control, and window treatments that cut down the energy bill and improve overall environs. 

What are the latest automation systems that you have integrated into your residential projects? 

Recently, we have used analog automation in one of our projects. This type of automation enables clients to operate their lights, curtains, and music system by the touch on their phones or touch keypads. 

Apart from this, we are also using DALI (Digital Address Lighting Intelligence) dimmable lights in one of our ongoing projects which are cost-efficient and allows the user to access the light, audio, and curtains from any corner of the house.

What, according to you, are the must-have smart home products in today’s contemporary homes?

Temperature control lighting is necessary as it helps the users to change the colours and temperature of the lights according to their preferences and mood. Apart from this, smart security systems enable the user to maximise their locking system by adding multiple locks such as fingerprints, access cards, face locks, smartphones etc. 

Furthermore, safety automated geysers and home purifiers help the users to note the timely usage of the products and will reduce energy consumption. Sound system control helps the users to control the music without getting up. 

What are the major expectations of clients from smart automation systems? How have you fulfilled those expectations, and what are the Brands that you have integrated into their home?

In today’s digitized world where everybody is tech savvy, users want everything to be present on their smartphones, and this is where the smart home systems come into the picture. We came across the brand name Lutron, which has helped us to understand how automation in interior spaces has made our lives easier. The DALI automation highlights flexibility and helps the users to change the lighting and aesthetic of the house at a later stage as per their needs.

What role do System Integrators play when it comes to designing a smart home? How important is their role?

Smart-home integrators take on the task of building a smart-home system that can meet a homeowner’s expectations for technology that works reliably, without the continual need for tweaking. It provides one-person contact, which helps us with the solutions for our multiple needs and problems. System integrators are important because we have a specialized vendor that can come on board with their correct knowledge and solutions.

Products of which category (lighting, security, entertainment, etc.) witness maximum demand when it comes to integrating smart home devices while doing the interiors? Why?

From the interior point of view, temperature and lighting experience maximize the demand when it comes to smart home devices. These systems are cost-efficient and more sustainable in long-term use. It also reduces the efforts of the users to change their lights at a later stage. 

What are the major benefits of Smart & Connected Homes in the current “Tech-Savvy Era”? 

One of the major benefits of smart and connected homes is that it acts like living entity. Everything is on the user’s smartphone, which caters to their need in day-to-day life. 

As we progress into the digital age, the lifestyle of the users will take a major shift as each and everything can be controlled through their phones, sensors, remotes, etc. This would enable the user to check on their homes when they are travelling.

How would you define the current demand for smart home integrations?

As the awareness of such products is increasing, the demand for them is also proportionally increasing. This gives assistance to the users in experiencing tech-friendly products with just a touch on their phones.

People are open to possibilities in terms of the technology shift and are excited about what the future hold for them, which would make their lives much better.

In which sector (hospitality, commercial, residential), according to you, traditional devices and techniques are getting rapidly displaced to make room for smart devices and systems, aided with the latest technologies? And why? 

Refreshing the memories of the school days, when security used to be a major concern has now been replaced with biometrics, the use of access cards for every room, and sensor door.

Smart lights, which are either sensor-based or remote-based, have drastically displaced traditional light fixtures. In residences, a shift from those shutter televisions to smart televisions has majorly taken place. These inbuilt smart televisions and other devices, such as automated curtains, are helping users to experience the technology in a much better way.

How do you foresee the Smart home industry 5 years down the line?

Five years down the line, all the services will be automated, helping the users to worry less about day-to-day concerns, such as security, energy consumption etc. The use of manual labour would be negligible, as the production of more robot-based machinery will take over them. Thus, making the process in any sector faster and with fewer mistakes.

In Conversation with Smart Home World, Koen Dekyvere, Export Manager, Basalte discusses the growth and expansion strategies of Basalte, their focus on creating an intuitive user experience, expanding their product line to include a wide range of smart home solutions and it’s plans to expand its presence in different markets around the world, specifically, in the Indian market.  

Can you tell us about your role at Basalte and the company’s emphasis on design and innovation in the home automation and control space? 

As the export manager at Basalte, I am thrilled to be a part of a company that is at the forefront of design and innovation in the home automation and control segment. I have been with Basalte since 2008 and it has been an exciting journey to be a part of the growth and success of the company. In my role as Export Manager, I am responsible for managing the company’s operations and strategy in all the countries where we do not have our own sales team.

We have our own sales teams in countries like Germany, Belgium, Holland, Spain, and China. We provide local technical support and conduct training and visits with designers and consultants. For all the other countries, we work together with local partners depending on the country or territory. For example, in India, we have a distribution partnership with Smato Technologies who take care of all commercial actions and technical support.  

How are Basalte’s products designed to be scalable and adaptable for different types of homes and buildings? 

At Basalte, we are dedicated to creating products that not only function perfectly but also exude luxury and refinement. Our focus on the high-end luxury market enables us to develop products that cater to the most exclusive and demanding interior designs and architectural masterpieces. Our products are designed to be highly adaptable and can be used in a variety of settings including commercial, industrial, schools, airports, and hospitals. 

We have made sure that our products are compatible with the major standards, systems and protocols worldwide such as Matter, KNX, Crestron on the CresNet Bus and Lutron. These are some of the most widely used light control systems in the market and we believe in offering our customers the flexibility to choose the system that best suits their needs. Additionally, we have expanded our product line to include a comprehensive solution, including a server with user interface, Basalte Home App, design speakers, and sound system integration to third-party audio-video products. Our aim is to bring the complete user interface for the Intelligence home and develop all products that serve that purpose.

We have a team of professional and senior engineers who are continuously researching upcoming trends in the home automation market and developing drivers and two-way automation drivers specifically for those needs. They ensure that the quality of our products is at the highest level, with a focus on making them easy to install, program and maintain so that once they are installed, customers do not have to worry about after-effects or maintenance of the product. The idea is that the products are “fit and forget” and will last forever.

Can you discuss the role that user experience plays in the design of Basalte’s products, and how the company approaches this aspect of its product development?

At Basalte, user experience is a key aspect in the design and development of our products. We understand the importance of creating solutions that are intuitive and easy to use for the end customer, which is why we put a lot of emphasis on this aspect of our product development. Our focus on the high-end luxury market allows us to create products that are tailored to the needs of the most demanding customers, and we strive to make them as simple and user-friendly as possible.

We approach user experience from a holistic perspective, considering not just one product but the entire product line. We believe that all our products should work seamlessly together and that the user interface should be consistent across the entire range. This allows us to create a complete and cohesive solution that is easy to use and understand for the end customer.

We also consider feedback from our system integrators and dealers, but always keep the end customer in mind. We believe that technology should be simple and easy to use, and avoid making products too complex. For example, our motion sensors are small and flat, and fit perfectly in a high-end residential setting, while also being easy to use. We also keep the number of buttons on our keypads to a minimum and rely on other devices such as remote controls and touch screens to control other functions.

In short, user experience is a key aspect of our product development at Basalte and we approach it from a holistic perspective, keeping the end customer in mind and striving to create simple and easy-to-use solutions.

Can you discuss the role that research and development play in the evolution of Basalte’s product line and the company’s overall direction?

At Basalte, we believe in staying at the forefront of innovation and technology. That’s why we invest heavily in research and development to constantly improve and evolve our product line. We understand that the smart home market is constantly changing and evolving and we strive to keep up with the latest trends and advancements in the industry.

One of our major achievements is the development of a complete front-end solution for the intelligent home. This includes not just controlling lights, blinds, and temperature, but also music and AV integration. We have also introduced a multi-room audio solution, design speakers, the Miro universal remote, and third-party AV integration. This is all in line with our mission to create a seamless and intuitive user experience for our customers.

Our R&D team is constantly working on new and exciting products, and we are proud to announce that in 2023, we will be launching the Adelante Luxury Door Phone. This product was first introduced at the Light & Building trade fair, and later at ISE Barcelona. This new product is a perfect example of how we are always pushing the boundaries of what is possible in the smart home market.

How does Basalte approach the Indian market and what strategies does the company use to increase its sales and expand its presence in this market?

At Basalte, we understand the importance of having a targeted approach when entering new markets. In order to increase our sales and expand our presence in the Indian market, we will be implementing a threefold strategy. Our first steps in India were taken over 10 years ago through different partners, which allowed us to learn about the market and any difficulties that come with it, such as project follow-up, local sales and technical support, import and shipping issues, etc.

Now, we feel that the time is right to take things in India to the next level. We have recently appointed Smato Technologies as our new national distribution partner in India. This partnership allows us to have better control over the market, and our dealers will benefit from local support and supply, as well as local marketing and sales activities. We believe that this will largely contribute to more project leads for our dealers and increase awareness of Basalte among architects, designers, and decision-makers.

We also believe that by working with a local distribution partner, we can develop the market in a better way and accelerate growth in the Indian market. Smato will handle the coordination of the price structure, coordination of projects, and communication with architects, designers, consultants, and project developers. In the past, we have handled the Indian market in a retroactive way, but now, with Smato as our main actor in India, we can do it in a more proactive way, by approaching projects and proposing our solutions to customers.

Furthermore, we want to make sure that Basalte is not just seen as a keypad brand, but as a luxury home automation ecosystem. The main role of our partnership with Smato is to enhance education in the market about Basalte’s products. This will be done through a threefold strategy which includes visiting top-tier interiors and architects with physical demo kits, working with limited but good quality system integrators that can maintain after-sales service, which is an integral part of the Basalte solution and the third is to continue to educate the market about our products.

How does Basalte plan to continue expanding and growing as a company in the future, both in terms of its product line and its presence in different markets around the world?

As a company, we at Basalte are constantly striving to improve and evolve our product line, as well as expand our presence in different markets around the world. In terms of our product line, we are always looking to increase our share in smart home projects, and even increase the total smart home budget by offering an intuitive and luxurious experience to the customer. We are developing further on some products based on KNX and Bluetooth technology, and have recently launched our door phone system, Adelante. In addition, we see huge potential for growth in AV Solutions, speakers, audio integration, and access systems.

In terms of expanding our presence in different markets, we have recently invested in expanding our North American team, and have just closed a deal to set up an office, showroom and training center in Salt Lake City. We are also investing in other parts of the world such as Germany, Holland and Spain, by setting up showrooms and training centers in these locations. This will bring the Basalte concept closer to the end customer, and ultimately create more projects with a small number of dealers, but a larger growth in the number of projects.

In India, we are thrilled to be working with Smato Technologies as our exclusive distribution partner. We believe that with their knowledge and expertise in the Indian market, we will be able to increase our sales and expand our presence in this market in a meaningful way.

Our goal is to provide our customers with a sophisticated and performant Basalte ecosystem that offers an intuitive and luxurious experience. By expanding our product line and building strong partnerships, we believe that we will be able to achieve this goal and continue to grow as a company.

Godrej, headquartered in Mumbai, has recently launched ‘Spotlight’, a range of home camera security systems backed with cutting-edge technology. Data security is the primary highlight of the product. With its flex-neck design, the Spotlight series of home camera products enable the users to opt for a fixed frame. According to the company, the product range leverage Amazon Web Services (AWA), premiere cloud infrastructure comprising on-shore data centres in India, along with Internet of Things (IoT), analytics, and security services for user-friendly cloud storage options, and secure data transfer between the camera and the cloud. As per Godrej, it has witnessed a 40 percent increase in home camera demand due to the compulsion of staying away from loved ones, amidst the pandemic. 

The Wi-Fi-enabled Spotlight series can be accessed through a mobile app available on Apple and Google Play stores. To ensure the system’s security, the company mentions that video captured by the camera is securely streamed via Amazon Kinesis Video Streams to a customer’s registered mobile device. The feed captured by the cameras is securely stored using AES 256-bit encryption in the AWS (Asia Pacific) Mumbai Region to make sure that the solution complies with local data privacy and localization requirements.

“As connected devices are becoming increasingly popular across Indian households, the potential impact of security breaches has also increased. In response to this, we have introduced the Spotlight range of home cameras, that assures easy-to-use surveillance and the ability to constantly stay connected to your loved ones without fearing the possibility of someone spying on your home. Moreover, with proven cloud technology from AWS, we can address stringent data security challenges”, states Mehernosh Pithawalla, Vice President, Godrej Security Solutions.

A trained architect and an advocate for all the elements related to lighting – design, education and research, Dr. Amardeep M. Dugar founded Lighting Research & Design, which provides research and design consultancy in architectural lighting. Notable projects for this Chennai-based company include The Global Pagoda in Mumbai and the Polaris FT Customer Experience Centre in Chennai among others. Dr Dugar, in an exclusive conversation with Smart Homes, talks about the latest trends in lighting design and the technological advances in this segment. In his view, lighting design is trending more towards User Experience (UX) design, which takes into consideration all elements that shape users’ experiences.

As the smart lighting market is fragmented into various segments – such as type, applications, end-users, and distribution channel, how do you work towards offering the best design to suit consumer needs?

Despite being a creative process, design has often been reactive to the needs of the marketplace. Design, in my opinion, should go beyond fabrication of things for the marketplace and distribution channels, and work towards cross-segmented collaborations between types, applications and users. And technological advances like smart lighting might just provide a possibility to revert to the softer values of design such as serving anthropocentric and planetary needs. 

How are newer propositions like tunable white, power over Ethernet (PoE), indoor positioning impacting your designs? Are you using them?

While technological changes are increasingly becoming key drivers of design, it’s the users of a space that should be at the heart of any design. Design must be sympathetic to their activities – when they spend time, the spaces they spend time in at various times of day, what they prefer to do to relax – while also being easy to use. This means deciding exactly the types of users’ behaviour to expect in each space, and only then providing the necessary technology – whether to include tunable lighting, PoE or indoor positioning. Working out the optimal behaviour for the technology will appropriately inform the design process.

What other trends are you seeing in lighting design?

Lighting design, in my opinion, is trending more towards User Experience (UX) design, which considers each and every element that shapes users’ experiences, how it makes users feel, and how easy it is for users to accomplish their desired tasks. UX refers to any interaction users have with products or services.  The goal of UX design is to create easy, efficient, relevant and all-round pleasant experiences for users.

How critical are LED controls in terms of what you are designing?

LED controls are a key element in design from the perspective of the users. Getting this right means users can enjoy a flexible yet relatively simple experience, which allows them to tailor environments to their activities and needs. Someone unfamiliar with the space cannot quickly understand generic off-the-shelf control systems that are normally designed as one-size-fits-all. Therefore customized solutions are required to maximize the benefits of a more complex lighting scheme. 

What obstacles exist for a seamless system that incorporates lighting, HVAC, security and access control into existing buildings?

Architectural design and its associated technology systems are increasingly focusing on experience management, and hence can no longer remain as discrete specialty trades.  One of the biggest obstacles with seamlessly integrating access control, HVAC, lighting and security systems comes from the need to involve the sheer number of tradespeople. The interior designer, lighting designer, product supplier and electrician will all contribute their expertise at some stage that ties everything together into a fully functioning package. If a comprehensive scope of responsibilities is not clearly defined from the outset, potential issues can go unnoticed until the majority of the work has been completed, which can lead to serious system flaws that slow down the building process and cause costs to spiral out of control.

What do you predict will be the next disruptive technological development in lighting?

As predicted by Brad Koerner, there is a likelihood of a two-fold disruption from a design as well as a technological point of view. Architectural lighting will increasingly consist of embedded luminous surfaces, rich with digital content, smartly driven by data streams and responsive to our physical actions and biological needs in a space. Designers (architects, interior designers, lighting designers, etc.) will increasingly need to become experience designers, using scripting, storyboarding and digital-twin simulations to craft live, responsive new experiential concepts for users.
