Architects Shabbir H Lilamwala and Murtaza Lilamwala have designed a stunning residence for the Korani family in Ghatkopar, blending design, home automation, and air purification technology seamlessly.

Designed by Homework Design headed by Architects Shabbir H Lilamwala and Murtaza Lilamwala Principal Architect Homework Design, this residence epitomizes opulence, sophistication, functionality, and a seamless blend of home automation creating an unparalleled living experience.

Nestled within a prestigious high-rise in Ghatkopar, Mumbai, this luxurious 5-bedroom apartment, meticulously crafted by Homework Design, stands as a testament to architectural excellence, interior sophistication, and seamless integration of technology.

Upon stepping into the foyer, guests are greeted by an aura of elegance and grandeur. The interiors boast a harmonious fusion of contemporary design elements with classic accents, creating a timeless appeal. The spacious living room serves as the focal point of the residence, exuding warmth and comfort with plush furnishings, bespoke artwork, and tasteful decor pieces curated to perfection.

The kitchen, a culinary haven, is a testament to both style and functionality. Clad in premium materials and equipped with state-of-the-art appliances, it seamlessly integrates with the living space, allowing for seamless entertainment and culinary experiences.

One of the most striking features of this apartment is its impeccable ventilation. Natural light floods every corner of the abode, enhancing the sense of openness and serenity. The strategically placed windows not only provide ample sunlight but also offer breathtaking views of the city skyline, serving as a constant reminder of Mumbai’s bustling energy.

The five luxuriously appointed bedrooms are havens of tranquility and indulgence. Each room is thoughtfully designed to offer the utmost comfort, with sumptuous bedding, custom-made furniture, and intricate detailing that reflects the owner’s discerning taste. Moreover, the city view from the bedrooms adds an extra layer of allure, offering a picturesque backdrop that evolves with the changing hues of the sky.

In addition to the lavish residential quarters, this apartment boasts an expansive office space, perfectly suited for remote work or business endeavors. The balcony l provides a serene outdoor retreat, ideal for relaxation or entertaining guests amidst the backdrop of Mumbai’s skyline.

Integration of Automation and Technology

The design team worked with System Integrator Harsh Shah from Beyond Alliance. Harsh Shah has worked towards providing user-friendly solutions tailored to the specific needs of clients. Adding his insight Murtaza Lilamwala says, “There are three non-negotiables for any tech design that we plan: (1) It has to work. (2) It must be easy to use yet fulfill all needs and (3) It has to be value for money.”

The home has automated lights, fans, curtains, AV, HVAC, and Integrated security solutions in this house. The Crestron lighting design and control are executed to perfection, with natural light in the space creatively manipulated to harmonize with artificial light. Motorized shades and drapes play a crucial role in achieving this seamless integration.

The attention to detail is evident in every aspect, with keypads meticulously selected from around the world. Each button is laser engraved, ensuring user-friendliness for individuals of all ages and tech-savvy levels. This house boasts a living room equipped with a motorised ultrashort throw projector with an optical dNp screen and an immersive in-ceiling audio Dolby Atmos surround sound system.

Speaking about the security systems Murtaza Lilamwala says, “We have also used an integrated security solution, where a facial ID and biometric reader is waiting to unlock the space at the speed and efficiency at which our iPhone unlocks itself. As a visitor notifies you with the same gadget a display phone in the kitchen or next to their bed helps them to FaceTime the visitor before they let them in. The same display can stream music in the room and control the colour temperature and intensity of every light to set the right vibe for that time of the day.”

The user experience is further enhanced through tailored Apps catering to individual needs, allowing customization at the user level with controls on their phones, tablets, watches and voice commands.

Balanced Ventilation with Energy Recovery

Modern apartments are designed air tight for comfort and avoiding noise and air pollution. This results in lack of adequate cross-ventilation to the occupants in the house. We rely on air conditioning systems to achieve comfort however fresh air ventilation is sacrificed as a result.

“To solve this problem, we have opted for Blutherm, introducing the concept of Balanced Ventilation with energy recovery to cater to the above scenario of ventilation in modern houses. Balanced Ventilation with Energy recovery involves a machine that supplies measured filtered fresh air in the living spaces like bedrooms, study rooms, and living rooms in the house, and extracts stale air from bathrooms, kitchens, and utility rooms at the same time. During this process both streams of air pass through a heat exchange module in the machine, that transfers the temperature of the air by up to 90% without mixing the air, thereby pre-cooling the outside fresh air passively before it enters the house, resulting in a reduced load on the air conditioning systems.” Explains MURTAZA LILAMWALA.

The Benefits and Functionality:

The benefits of implementing Blutherm system are multifaceted, addressing crucial aspects of indoor air quality and comfort. Firstly, it ensures a constant supply of fresh, filtered air, promoting a healthier living environment and enhancing overall hygiene by reducing the presence of airborne contaminants. Moreover, the system effectively curtails the formation of mold and fungus, contributing to the maintenance of a clean and sanitary atmosphere within the household.

In addition to its health benefits, the system offers significant energy-saving advantages. Through passive cooling, it alleviates the strain on traditional air conditioning units, resulting in reduced energy consumption and lower utility costs. Furthermore, by facilitating a quieter and pollution-free indoor environment, it enables occupants to enjoy a peaceful and tranquil living space without the disturbances of outdoor noise and air pollution.

While the Energy Recovery Ventilation machine serves as a cornerstone of the system, the ducting infrastructure is equally instrumental in its success. Blutherm has developed a manifold ducting system featuring semi-rigid antimicrobial flexible ducts with smooth linings, meticulously designed to seamlessly integrate with the machines and maximize operational efficiency.

The benefits of these ducts are manifold. Their 3-inch diameter allows for installation with minimal false ceiling margins, streamlining the implementation process. The manifold design effectively prevents cross-talk between rooms, ensuring privacy and comfort for occupants. Additionally, the antimicrobial smooth lining of the ducts promotes hygienic airflow, while their flexible nature enables versatile deployment in various configurations. Moreover, each duct is pre-engineered to carry a specific volume of air, simplifying calculations and ensuring precise implementation on-site.

The Helios KWL system from Germany has been successfully deployed, further attesting to the efficacy of the balanced ventilation with energy recovery solution. Equipped with Electronic Commutating motors, an integrated IoT module, and humidity sensors, the system operates autonomously, adjusting airflow based on indoor air quality, and enhancing convenience and efficiency for the client.

This luxury apartment designed by Homework Design, exemplifies a harmonious blend of architectural brilliance, interior elegance, and cutting-edge technology integration.

Hikvision India has recently introduced the latest generation of firmware for its network video recorders, NVR 5.0, leading the innovative change from traditional recorders to AIoT (Artificial Intelligence of Things) NVR. The AIoT NVR takes intelligent operations, protection, connection, and application functionality to new heights, offering users an innovative, smart, and seamless experience.

Hikvision has been evolving the user experience with successive generations of GUI. NVR 3.0 provided the basic video management needs; NVR 4.0 introduced the new AI functions. The NVR 5.0 delivers a refreshing product experience for users with intelligent operations, offering a smooth UI experience with three vital aspects: intuitive live view, faster and smarter playback, and visualized real-time alarm and response.

Intuitive Live View
The new intuitive live view feature makes it easier for users to monitor the real-time channel status more clearly. Customized views can be created for different viewpoints and the system can be configured to meet the needs of multi-screen timed switching.

Faster and Smarter Playback

One of the highlights of the NVR 5.0 is the ‘AcuSearch’ feature. With this advanced new function, users can enjoy faster and more accurate video searches during playback. This innovative search capability allows users to focus on specific targets of interest with just one click, improving overall search efficiency. ‘Smart Search’ settings allow users to draw rule boxes or intrusion lines at the location of an event to quickly filter and easily identify targets entering a particular area. The ‘Slice Playback’ function enhances video retrieval still further by enabling users to visually locate the segments they want to replay. These features work together to improve overall search efficiency, helping users to quickly and easily find the information they need.

 Real-Time Alarm and Response

Real-time alarm and response have also been significantly enhanced with NVR 5.0. The one-stop event center provides centralized and visual displays of alarm events, enabling security operators to respond swiftly and effectively. The alarm popup feature – combined with event lists, screen views, and captured images – provides a seamless and closed-loop approach to addressing security incidents promptly.

Besides the intelligent operations, NVR 5.0 integrates automatic perimeter protection with self-learning by embedding an inference engine in the NVR. The self-learning perimeter protection adopts self-deployment with no manual intervention required. It combines reasoning and training into one with automated algorithm iteration, which greatly improves the accuracy of the algorithms and reduces the false alarms, while also requiring minimal user input.

Moreover, the NVR 5.0 offers intelligent connectivity capabilities by enabling direct access for a wide array of devices, enhancing convergence functions. Collaboration between Ar. Anil Ranka Architects and Arhat Automation set a new benchmark for Smart Homes through Oswal Residence in Pune.

Anil Ranka’s design style can be described as modern and minimalist with a focus on clean lines, open spaces, and a harmonious blend of form and function. He is adept at creating interiors that feel timeless, allowing them to remain relevant and captivating for years to come. While his designs embody a sense of simplicity, they are far from mundane, as he infuses each space with a touch of luxury and warmth.

Anil has designed a 5 BHK residence in the heart of Pune’s vibrant city, located in Mudra Society, where the integration of smart home automation has revolutionized the concept of contemporary living. Explaining the design concept Ar. Anil Ranka adds, “The client’s vision for the project was crystal clear – a modern, contemporary space that catered to the needs of the entire family, from young kids to elderly parents. Additionally, the client desired a dedicated entertainment area where the family could bond over movies and sports events.”

This 5,000 sq ft apartment is a stunning amalgamation of technology and aesthetics. With a focus on user-friendliness and convenience, the home automation system seamlessly combines Legrand products for lighting and curtain control, along with RTI’s Centralized App for comprehensive management.

Concept and Material Usage

One of the defining features of this residential interior is his skillful use of materials. He has a keen eye for selecting high-quality materials that complement the overall design and add depth to the spaces. The interplay of materials like wood, glass, metal, and stone creates a rich and textured environment, enhancing the visual appeal of the interiors.

Anil has used natural materials, such as wood, to bring an organic and inviting element to his designs. These materials add warmth and a connection to nature, promoting a sense of well-being within the living spaces. Simultaneously, the strategic use of glass allows for abundant natural light, making the interiors feel open and airy.

Smart Automation Integration

To fulfill the client’s requirements, Arhat Automation proposed a centralized wired system for lighting and curtain automation using Legrand products. “Legrand’s reputation for reliability and high quality, along with their ability to seamlessly integrate with third-party products, made them an ideal choice for the project. Legrand Arteor switches were chosen for physical control, offering flexibility and ease of use,” says  Shreyans Rathod, Founder Arhat Enterprises.

The integration of smart home technology brought numerous benefits to the client. With a single App provided by RTI, the client gained complete control over lighting, curtains, audio video, and HVAC systems. Customised scenes could be created to suit various moods and occasions, eliminating the need to manage multiple switches or remote controls.

Home Theater Excellence

A key highlight of the project was the home theater, featuring a 5.1.2 system with Paradigm speakers and an SVS Sound Subwoofer. The setup was connected to a Denon AVR and a BENQ projector with a 110″ fixed Acoustic screen, providing the ultimate cinematic experience within the comfort of the home.

Benefits of Automation:

The smart automation system introduced a new level of convenience, comfort, and energy efficiency to the residents. Automated lighting and curtain control not only enhanced the ambiance but also helped conserve energy by allowing easy scheduling and management of lighting scenes. The integrated HVAC system ensured optimal temperature control without the need for separate thermostats.

Advice for Aspiring Professionals:

The success of this project emphasizes the importance of technical expertise and the selection of reputable brands. Home automation, when implemented with proper guidance and quality products, brings significant value to clients, making it an essential consideration for aspiring professionals.

The integration of smart home automation has transformed Oswal residence into a contemporary dwelling that perfectly balances aesthetics, functionality, and user-friendliness. The collaboration between Anil Ranka Architects and Arhat Automation has set a new standard for modern living, making it a true showcase of the endless possibilities offered by smart technology in residential spaces.

Ashutosh Wad & Manjunath Hathwar of Space Dynamix along with Beyond Alliance have designed a contemporary Smart Apartment that is characterised by clean lines and subtle colours.

In this totally claustrophobic, chaotic urban space around us, this residential apartment transcends you into a different zone where you can spend some time delving into your mind and relaxing.

This 4 BHK apartment designed by architect Ashutosh Wad and Manjunath Hathwar of Mumbai-based Space Dynamix along with Crestron – Beyond Alliance has a timeless appeal. Explaining the design concept Ashutosh Wad adds, “In this project, we have aimed at achieving a minimalistic yet practical decor. Detailing is such that maintenance is minimal thus making this abode easy to live in, never overpowering the senses while elevating one’s mood gently.”

The family of husband and wife, two daughters, one son, and grandmother all three generations living under one roof wanted simple yet classy decor for their home.

Explaining the design concept, Manjunath Hathwar adds, “We tried to incorporate colours in limited proportion. One admires the extensive use of blue Romano Marble around the bed back and the same flouted pattern is replicated in other areas.”

The layout planning was the most important phase in this project as the client was not happy with the builder-provided layout. The team redesigned the interiors to incorporate all the client’s requirements. Another important aspect of the design was the integration of Smart Automation into this apartment. Adding further insight into the design concept Manjunath adds, “One of the most important challenges was the ceiling height, so we opted for in-ceiling speakers in such a way that the ceiling height wasn’t compromised at all and yet we were able to get a 7.1 audio in place.”

Beyond Alliance, the technology partners for this project provided their expertise for automation, audio-visuals, networking, and security solutions. Beyond Alliance has opted for Crestron systems to add intelligence to the homes. Right from Human Centric Lighting to dimmable tunable lights, Somfy motorized shades and drapes, biometric smart locks from eKey, surveillance in common areas and a robust Wi-Fi wired mesh network using Aruba are skillfully incorporated in the home.

Speaking about the advantages of Smart Automation Ashutosh adds, “The automation is not a product that breeds laziness, it is all about adding artificial intelligence into the homes. Everyday routines of the users are fed into the system. Drapes open at the scheduled times, sleep patterns in terms of when to switch the AC Off and when to turn the fan On at what hour of the night and at what speed are all a part of the night scene. We program energy-saving routines by balancing the use of natural and artificial lighting.”

He further elaborates, “User-friendliness is the core reason for choosing Crestron. The App is customizable. The youngest and eldest should be able to use the projector and be able to navigate through the tech without any learning curve.”

Encouraging younger budding designers Manjunath adds, “Automation system can only be as good as its integrator, and after-sales support strength is as important as technical expertise. I would strongly urge our design and build industry to make each corner of their home as smart as they make it aesthetically beautiful. The fun begins when design meets intelligence.”

Architect Shital Sakhala, Founder of Disha Architects is a multidisciplinary architecture and interior design firm based in Nashik. Disha Architects is known and appreciated for designing high-end residential apartments. For this residential apartment named Cloud 9, which is located in a stand-alone building facing a riverfront area in Nashik; the architect has skillfully designed seamless open spaces and integrated a smart automation system on the client’s request. Explaining the design concept, Ar Shital Sakhala says, “The Cloud 9 is a ground-plus eight-floor structure with a single residence on each floor. This apartment offers a panoramic view of the lush green surrounding and the sky, hence it is named Cloud 9.”

Apart from the aesthetically pleasing interiors, the homeowner wanted Smart Automation systems integrated into his home. Ar. Shital roped in System Integrator Securemax, who are well-versed in providing state-of-the-art automation solutions to professional clients.

This 4,000 sq. ft. four-bedroom apartment with a spacious light-filled, well-ventilated interior echoes the essence of the building’s architectural ethos and integrates the spirit of sustainability in its interiors.

The use of modern amenities and aesthetics such as smart appliances, home automation, and built-in furniture along with a subtle colour scheme and a selective material palette has created a space for contemporary living with a personal touch.

System Integration

A detailed plan was drawn up for the interiors. The light fixtures were placed with respect to the light required post-sunset. The Integrated lighting scheme was planned with sensors and dimmers placed according to the requirements of each space. Ceiling fans were fixed after methodical air circulation calculations, The fans are controlled by  remote through a mobile App. All kitchen appliances from Hafele have been selected keeping in mind a modern look and maximum functional efficiency. Fibre optic connection from Airtel for Wi-Fi was connected to all televisions and mobile devices.

Smart Automation and Connectivity

“Several smart automation systems and products were integrated into the plan at the design stage so that the client could visualise how the spaces would evolve and look. For the comfort of all family members, Digilux Wireless Home Automation was installed in all areas.  Automated lighting- that is switching and dimming of lights, as well as automation of curtains for ease of opening and closing them was integrated into the design.” says Shital.  Several functions were programmed like scene controls, two-way and three-way, and voice integration. There are scene-enable smart switches and in-wall modules for flexible integration of extra circuits in back boxes.

Smart switches for lighting, remote controlled fan with lightings and speed controller, automated curtain system, Video intercom at front door, motion sensor lights, fibre optic connection from Airtel for Wi-Fi, CCTV in common areas, smart TVs in all rooms, smart kitchen appliances (refrigerator, washing machine, dishwasher, microwave oven, OTG, chimney, hob, food processor) from Hafele, Alexa Echo Show for controlling the appliances just with voice, background music system, DigiLux App on the phone were all seamless integrated into the apartment.

Benefits of using Automation Systems

Family members of all three generations enjoy the experience of living in a smart home with amenities and facilities that are easy-to-use, make for ease of living and create clutter-free spaces. It is helpful that different devices can be controlled remotely and simultaneously by the touch of a button on ergonomic keypads or by voice control, from a smart switch or mobile App.

Overall Experience and Takeaways

Architect Shital Sakhala believes that the sooner we integrate and adapt to technology the better our lives will be, and the more efficient our time management will be. “It is helpful to plan for comfortable living in years to come. All family members are very satisfied with the technology that has been integrated into the residence and this in turn has made life much easier for them.”

Advice to Budding Professionals

I feel it is important to integrate smart systems into built forms like offices, malls, hotels, stores or residences. Smart Automation should be planned to keep the project, budget and users’ requirements. The builder/architect should meet with the clients to understand their requirements. Subsequently, after the Smart Automation system is planned, they should meet the client to explain the same to them. The systems should be user-friendly keeping in mind that people of different generations and mindsets will be using them. The selection of products should be undertaken at the very initial stage of the planning to avoid any conflicts during the project. The products should be smart in appearance and complement the overall interior design/décor. There are various options that are durable, easy to use, and readily available in the market.

The architect in his message says, “It is just a matter of making the right choice when it comes to smart home automation.”
